The Closing Desk, Fully Staffed.
The Operator is a worker you hire, not software you buy. This is its title head start: a starting point already shaped around opening the order, chasing the documents, and keeping every party current to close, so you are not building from a blank page. You make it yours from there.
Start the conversationThe Seat The Market Won't Fill.
The closing desk is high-volume and deadline-driven, and experienced processors and closers are hard to find and harder to keep. When volume swings, the desk floods, and the work does not wait for the next hire to come up to speed.
An Operator fills that seat now. It runs the file at full speed, all the time, and what it learns about how your company closes, your parties, your workflow, your voice, stays with the company instead of leaving with the person who had it.
What The Pack Starts You With.
You do not start from a blank page. The title pack comes shaped around the work a closing-coordination desk runs, as starting templates we configure with you:
Opening and documents
The order captured from the contract, the acknowledgment to the opening party drafted, the file's open items chased: payoffs, HOA estoppel, survey, tax certificates, lender instructions.
The party loop
Every party kept current at each milestone, the issued commitment delivered with a cover note, the clear-to-close handoff coordinated with the lender, the realtors and the lender looped in.
Closing and after
The signing scheduled and confirmed with your authored bring-list, the earnest-money receipt logged as the file records it, recording and final-policy issuance tracked and the parties notified.
The wire-safety gate
Any message that touches wire or banking details recognized and routed to your verified process, with the party told that wire details are confirmed only through your secure channel.
These plug into your title-production system and your email and calendar. The templates are the head start. How they run is yours to shape.
From The Start.
Before it starts, we sit down with you and the people who run the file, and we shape the templates around how your company actually operates, so it begins ready, not green.
From there the work moves the way it always did. An order comes in from an agent or a lender. It opens the file, chases the documents the file needs, payoffs, HOA estoppel, survey, tax certificates, lender instructions, and keeps every party current at each milestone. It coordinates the clear-to-close with the lender, schedules and confirms the signing, and tracks recording and the final policy after close. It is all logged in your title-production system as it happens, and it keeps getting sharper from your team's corrections.
Yours To Shape.
We are not the experts in how your company runs. You are. So the pack is a starting point in three parts, and the third is the biggest.
Pre-built
The starting templates above, shaped around a closing-coordination desk and ready to configure. You are not building from a blank page.
Connected to your stack
Wired into your own accounts: your title-production system, your email and calendar, your documents. It works inside the tools you already run.
Yours to shape
Your voice, your parties and workflow and milestones, and where the line sits. You decide what runs on its own and what waits for a person. You are the expert in your company; you shape it from there.
The Line.
The Operator moves the file and keeps every party current. The money and the legal calls stay with your escrow officer: disbursing funds, the title opinion, the closing figures. Not because the software could not send an email, but because those acts sit under your controls and a licensed, accountable person owns them.
Some lines are not settings anyone can move. The Operator never transmits, confirms, or changes a wire instruction, ever; any message that touches wire or banking details goes straight to your verified process, and the party is told that wire details are confirmed only through your secure channel. It never moves, directs, or confirms disbursement of escrow funds. It gives no opinion on title or the contract. Nonpublic personal information stays inside your company's surfaces, per GLBA and ALTA Best Practices. Anything that leaves the company goes to a reviewer on your team until you decide otherwise. Every action it takes is logged where you can see it.
Beyond those floors, you govern where the line sits, and you can move it as you learn what the Operator is good at. Your files stay private, including from us. The Operator works in your company's own walled-off environment, on your own accounts. We can see that it is running and the record of what it did, but the contents of your files and messages stay yours, and so do the configuration, the logs, and the off switch.
Where It Fits.
A few shapes the seat can take. We build it around how your company closes, so these are starting points, not a menu.
Opening and documents
It opens the order from the contract, drafts the acknowledgment to the opening party, and chases the documents the file needs: payoffs, HOA estoppel, survey, tax certificates, lender instructions. It delivers the issued commitment with a cover note. It never opines on title, marketability, or the contract.
The party loop
Buyer, seller, both agents, the lender. The Operator keeps every party current at each milestone, coordinates the clear-to-close and the figures handoff with the lender, and chases the third-party items the file is waiting on. It reports status from the file, with no legal or closing-figure opinion.
Closing and after
It schedules and confirms the signing with your authored bring-list, then tracks recording and final-policy issuance after close and notifies the parties. It never includes wire or banking instructions, and it never confirms disbursement. The funds stay with your escrow officer.
Start The Conversation.
It starts with a conversation. We learn how your company closes, find the coordination work that is eating your desk's time, and start from the pack, customizing it to your company. If it is not a fit, we will tell you.
Pricing is a flat monthly subscription, scoped to the seat we build together, and we walk through it before any setup begins.
